Most properties owned and managed by NSB Realty and Development, OPC is generally classified as “Agricultural Land” under the concept of Farmlot Subdivision and a Simple Subdivision.

What is Farm lot Subdivision?
A :

Under Executive Order 648 entitled “reorganizing the Human Settlements Regulatory Commission” (Now Department of Human Settlements and Urban Development) It is a planned community intended primarily for intensive agricultural activities, and secondarily for housing. A planned community consists of the provision for basic utilities, judicious allocation of areas, good layout based on sound planning principles.

What is the Concept of Simple Subdivision?
A :

Simple Subdivision means a subdivision project, less than one hectare in area, covered by Simple division plan where no street or passage way is delineated on the plan, provided that in the event piece-meal or partial submission of the project plans are made, the same shall be considered in its entirety and when applicable the provisions of PD1216 on open spaces shall be considered.

Are there time limitations to build?

Unless specified in our listing, there are no time limits in which an owner must build on the property.

Are there any liens on the properties?
A :

Most properties offered for sale on this website have no liens against them, but a few have financial liens against them at the time they are offered for sale. However, when the property is deeded to the purchaser, any such lien is paid off prior to deeding so the buyer receives free and clear title with no liens.
